談理財

我同意王志鈞的看法,大馬也是出現同樣的情況:

首先,我一直覺得在台灣的財經書市裡,教人賺大錢的書太多,用心引導人認識基礎理財或投資規則和觀念的人,太少。為何如此呢?

在少林寺門口的攤子上,把<武功祕笈>和<簡易健身法>擺在一起,售價都是250元,你會買哪一本呢?我相信多數的人會買武功秘笈,然後練到走火入魔,只有少數人會挑簡易健身操,然後長命百歲!----財經專家太多,理財教育者太少,而我致力於奉獻後者。

其次,在汗牛充棟的財經書籍中,給人速成答案的書太多,教人慢慢理解遊戲規則和觀念的人,太少。為何如此呢?

圣淘沙综合娱乐城 已筹备首个开幕活动

圣淘沙综合娱乐城明年初才开幕。不过,娱乐城已经在筹备首个活动,并会在开幕前举办这项活动。

今年12月,旅客将可以在圣淘沙名胜世界的节庆剧场欣赏一连串精彩的表演。名胜世界将同儿童慈善团体CHILDAID携手举办第一个活动。主办方没有透露这项为期三天的慈善活动的预算。不过,名胜世界表示会捐出15万3000元,而主办方也希望这次可以突破去年50万6000元的筹款纪录。

节庆剧场可容纳1600人。娱乐城的常驻剧目"生之旅",也会在剧场内上演。名胜世界表示,"生之旅"是一场马戏团狂欢会,将汇集世界各地获奖的马戏团表演。

圣淘沙名胜世界娱乐统筹部副总裁张韵爱表示:"他们讲述一个小男孩的旅程、他的人生旅程,从自我发掘到经历了诱惑和生死等,不过这些都是通过马戏表演来表达的。“

目前大约6500工人正为剧场赶工。不过,名胜世界表示,他们可能在接下来两个月,将工人人数增加到8000至9000人,确保工程能如其完成。

供过于求 棕油价或跌破2000元

(吉隆坡13日讯)随着原棕油产量及存货增长的步伐比需求更快,分析员预计今年下半年内,原棕油价格可能跌破每吨2000令吉的大关。

马银行投资银行指出,2009年上半年,原棕油价格平均为每吨2250令吉,由于全球经济复苏缓慢而且原棕油的存货将超越出口及本地消费,因此,预见原棕油价格将进一步下跌至每吨平均约1800令吉的水平。

该证券行分析员说,撇开埃尔尼诺现象,市场现在最担忧的是原棕油于下半年的产量及出口活动。在今年6月,基于原棕油产量增加,马来西亚的原棕油存货上涨至141万公吨。

“此外,基于中国及印度都已经在最近数个月内囤积足够的原棕油存货,因此,该些国家的原棕油进口料放缓。”

与此同时,侨丰投资研究指出,大马原棕油今年6月份的产量增加了3.5%至144万6000公吨,非常接近08年6月份的产量,仅按年下滑了1.6%。

该证券行分析员也相信,随着油棕树走出恢复阶段,大马的原棕油存货将因持续强烈的产量而上涨。不仅如此,印尼原棕油产量上涨周期恢复,也将对效率造成压力。

“小型”埃尔尼诺影响微

另一方面,马银行投资银行分析员补充,只有强烈的埃尔尼诺现象才会影响原棕油的产量,而澳洲气象局的资料显示,即将出现厄尔尼诺现象将是“小型”的,因此,该证券行的研究预见该现象不会对原棕油价格及生产造成影响。

该证券行分析员预计,目前原油价格的调整将持续,因此,维持种植领域“减持”的评级。中期的展望则因全球经济复苏缓慢、贸易保护主义日益上涨及美国大豆收成更高,而继续显得不明朗。

同时,该分析员也认为,马股市内种植股溢价显著的比区域业者高,因此,建议脱售IOI集团(IOICorp,1961,主板种植股)、吉隆甲洞(KLK,2445,主板种植股)及云顶种植(GenP,2291,主板种植股)。

受狮城赌场开幕消息激励 云顶集团股价料获支持

(吉隆坡13日讯)肯纳格证券研究行维持“买入”云顶有限公司(GENTING,3182,主板贸易服务组)的建议,并将目标价保持在6.68令吉不变,这较现有股价出现21.45%的潜在赚益。它看好云顶的股价,主要是获得该集团旗下新加坡圣淘沙名胜世界综合度假村将在明年潜在开幕的消息所支持。

拉斯维加斯金沙机构主席舍来顿阿迪生在上周三宣布,新加坡滨海湾金沙赌场原先计划在今年杪开幕,现在延迟至2010年初。

该研究行说,对于该赌场延迟开幕并不感到惊奇,主要是它的工程因为劳工与建筑材料缺乏,因此较原定计划延迟动工所致。

它指出,圣淘沙名胜世界多次在分析师与新闻发布会上重申,将会按照原定计划在2010年首季开幕。

它称:“虽然还未确定正式开幕日期,但是集团管理层相信今年第3季可落实开幕日期。”

肯纳格证券研究行透露,有迹象显示当滨海湾金沙赌场宣布延迟开幕后,圣淘沙名胜世界欲想快过它开幕。

在截至今年3月31日止,圣淘沙名胜世界综合度假村在65亿9000万新元的建筑成本中,经已颁发了46亿7000万新元(114亿1000万令吉)的工程合约。

明年在新加坡首次开幕的综合度假村将会肯定成为该年的盛事,基于好奇与新鲜感驱使下,预料会吸引大量的当地与外国游客前来参观。

它说:“此外,首间开张的赌场将可锁定更多赌徒,因它可以以2000新元签发一张为期一年的赌场出入通行证给常来光顾的赌客,这较每次进入赌场要收100新元的入场税为低。”

它并维持云顶集团的盈利预测。

该证券研究行补充:“虽然圣淘沙名胜世界综合度假村的开幕将会有利云顶的股价,但我们认为投资者应注意云顶大马,因它放眼于并购陷困的赌场资产,现时该集团手握48亿5000万令吉的庞大现金储备。”

它重申“买入”云顶大马有限公司(GENM,4715,主板贸易服务组)的建议,并将目标价订在3.50令吉。

CMP to start Lido Beach mega project this year

JOHOR BARU: Central Malaysia Properties Sdn Bhd (CMP) will start developing Lido Boulevard, its multi-billion ringgit integrated waterfront development project, this year.

Managing director Datuk Chan Tien Ghee said land reclamation work along Lido Beach would start soon and would take 24 months to complete.

“The project has a gross development cost of RM2.7bil and a gross development value estimated at RM4bil,’’ he told StarBizWeek.

Located on 49.37ha, the project will be developed in phases stretching 2.4km along the Tebrau Straits from the now the defunct Lot I shopping complex to the Harbour Master’s office.

The flagship project by CMP, a company linked to business tycoon Tan Sri Vincent Tan Chee Yioun, is a joint-venture between CMP and Johor State Secretary Inc as the land owner.

“The project will be fully funded by CMP,’’ said Chan.

He said four dredging companies had bid for the reclamation work and the winning tender would be announced by end of the month.

They are Dredging International and Jan De Nul from Belgium, and the Netherlands-based Boskalis and Van Oord.

The notable projects undertaken by them include the Penny’s Bay for the Hong Kong Disney World Park, Dubai Palm Jumeirah, Singapore’s Jurong Island, Pulau Indah Marina and Watervillage in Klang and Palm Cove Canal in the United Arab Emirates.

About 6.8 million cu m of sand sourced from Teluk Rumania on the east coast of Johor is required for reclamation works.

The sand will be transported by a dredger anchored at Stulang Laut near the Causeway; then pumped to the site via a 2-km floating and sunken pipeline.

To facilitate this, two culverts under the Causeway were cleaned; one will be used to transport the sand and the other to ensure continuous flow of water.

“This was the first cleaning exercise conducted on the Johor side since the road section of the Causeway was completed in 1923,’’ said Chan.

He said the continuous flow of water from Stulang Laut to Lido Beach and vice versa would improve the water quality at Lido Beach.

“The project is expected to take shape by 2016 and it will completely rehabilitate Lido Beach and give Johor Baru a facelift,’’ said Chan.

The project comprises four main components – luxury condominiums, waterfront office suites, a hotel and a shopping mall.

Eight condominium blocks of between 18 and 26 floors each will offer 914 units on a 10.60-ha site.

Eight office blocks between six and eight floors each, a 296-room hotel-cum-serviced residences and a three-storey dual-frontage retail complex are also in the plan.

Incorporated in the mall will be an international-sized ice skating rink and 32-lane bowling alley and one of the main attractions will be the 4,645.15 sq m Indoor Snow Park with activities like ice sliders and tobogganing.

Chan said RM150mil would be spent to upgrade Jalan Abu Bakar, including widening it and building pedestrian bridges. CMP would also allocate RM46mil for landscaping to include water features like wading and splash pools as well as pocket parks along the 10m wide boardwalk.

定於明年初開幕 雲頂新加坡賭場執照未到手

(吉隆坡9日訊)雲頂(GENTING,3182,主板貿易)于新加坡的聖淘沙綜合娛樂休閒度假村定于明年初開幕,惟雲頂新加坡(Genting Singapore)至今卻尚未取得經營賭場執照。

《中國報》探悉,至今,雲頂新加坡尚未申請賭場執照,但該公司表明未來幾個月將會提出申請。

聖淘沙名勝世界(Resort World Sentosa)企業傳播副總監吳為強回應《中國報》提問時指出:“公司將在未來幾個月內積極達到申請條件,我們將可如期在2010年初舉行開幕。”

據悉,新加坡政府規定欲申請執照者需符合3大首要條件,即完成支出發展成本的50%、總建築面積50%,及開發佔地面積超過50%。

林國泰大量售股
聖淘沙綜合娛樂休閒度假村建築工程進行得如火如荼,並揚言可如期在明年首季內開幕,但原來公司至今尚未取得經營賭場執照,市場擔憂該公司可否順利取得執照。

雲頂大股東兼主席丹斯里林國泰從去年底至今年5月27日,兩度大量脫售雲頂新加坡的股權,引起市場揣測或以私人身分進軍澳門賭場業。

消息一傳出,雲頂新加坡股價一度暴跌21%,分析員認為,該公司欲從新加坡政府手中獲取執照或將面臨考驗。

如今,雲頂集團確以1億美元(約3億5000萬令吉)購入美國最大博彩集團美高梅(MGM)3.2%股權,市場揣測,雲頂集團冀獲取新加坡賭場執照的難度再升一級。

據報導,雲頂新加坡在建築度假村時承受成本壓力,一旦有意引進新股東,將使申請執照的程序難上加難。

新加坡賭場管制局(Casino Regulatory Authority)一般會調查清楚新股東背景、資金來源及業務關係才會發出執照。

動作頻頻股價受益
儘管雲頂高層未能針對賭場執照一事即時作出回應,但無可否認,雲頂動作頻頻已令在馬股上市的股項受益。

本報就此事通過電郵向雲頂查詢,惟截稿前仍未有回覆。

雲頂的企業活動頻頻,不但帶動本身股價,連帶子公司也獲益不淺。

自雲頂新加坡贏得聖淘沙綜合度假村執照后,隔日雲頂新加坡及麗星郵輪股價各漲24%,隨后好壞消息一波接一波,股價也大起大落。

如今年以來,雲頂加入美高梅投資澳門賭場,站在投資者的角度,公司業務拓展至海外自然是佳音,購興十足推高股價走勢節節攀升。

過去52週,雲頂最高曾達6.10令吉,最低水平為3.08令吉,截至目前仍處于5.60令吉水平以上。

不過,雲頂及雲頂大馬(GENM,4715,主板貿易)今日雙雙告跌,閉市雲頂掛5.60令吉,跌10仙,雲頂大馬則掛2.69令吉,微跌1仙。

雲頂新加坡從今年初的新幣30仙,反彈至今日仍持續上漲在70仙水平,閉市時報新幣70.5仙,揚2.5仙,且是10大熱門股;麗星郵輪也同樣處揚勢掛14仙,揚0.5仙。

濱海灣或延後開業 聖淘沙料從中受惠
由于人力和建材短缺,濱海灣(Marina Bay)將延遲1至2個月開業,聖淘沙綜合度假村或從中受益。

新加坡《聯合早報》引述新加坡旅遊局通訊署署長莫哈末羅斯丹說,當局正與濱海灣討論工程進度。

至于濱海灣延遲開業是否需賠償,旅遊局則不願正面回應。

濱海灣是基于人力和建材短缺,無法如期在今年尾完成第一階段的設施。

另一方面,聖淘沙名勝世界受詢是否有面對相同問題,有關發言人回應說:“沒有,公司早在07年就鎖定建材供應,可如期在明年初開幕。”

不過,肯納格證券研究及黃氏星展維克斯皆認為,濱海灣金沙延后開業,聖淘沙綜合度假村有機會搶先開幕,率先接待遊客,成為新加坡第一家附有賭場的綜合度假勝地(IR)。

兩家券商皆給于雲頂“買進”投資評級。

全球賭業重創

澳門
全球金融風暴重創博弈產業,亞洲娛樂之都澳門也不例外,賭王何鴻燊經營的澳博控股,去年稅後淨利掉到八億港幣以下,比前年縮水一半,何鴻燊之子何猷龍經營的新濠國際,去年虧損幅度逾二十億港幣,何超瓊經營的信德集團,前年還賺十億港幣,去年只剩一億港幣。

美國
全球金融風暴重創美國博弈業者,過去幾年在澳門新加坡大肆擴張的金沙集團,今年初因為舉債困難,傳出後續開發計畫停擺。

另一家博弈業者,美高梅集團(MGM Mirage),為了要維持亞洲地區後續拓展計畫,將部份股權出售給馬來西亞博奕業者雲頂集團,市場傳出,美高梅可能把該公司與何超瓊合資的美高梅賭場,賣給雲頂集團。由於全球博弈產業在金融風暴受創慘重,台灣離島縣市,如果投資條件不佳,現階段要開國際標招商,恐將十分困難。

但新加坡兩座賭場分別設在濱海灣及聖淘沙,由美國拉斯維加斯的金沙集團及馬來西亞雲頂集團負責開發。兩座賭場預訂在明年農曆新年前後開張,為無法倖免於全球經濟危機的新加坡,擔負起刺激景氣復甦重任。

Genting S’pore casino set to open before rival

PETALING JAYA: Genting Singapore’s Resorts World at Sentosa (RWS) is in a good position to pull ahead of Las Vegas Sands’ Marina Bay Sands (MBS) in the race to open the first casino in Singapore following a delay in the MBS project, analysts said.

MBS has delayed its soft launch to early 2010 from the original deadline of end-2009 due to a shortage of labour and materials, according to media reports.

HwangDBS Vickers Research, in its latest report, said with RWS on track for a targeted soft launch in January 2010 to catch the Chinese New Year (CNY) peak season, it was possible that RWS would open first.

This is despite RWS having started later, as it was awarded the project in December 2006 while MBS received its approval in May the same year, it noted.

Kenanga Research said in a company update report that RWS was likely to gear up construction works in order to open before MBS.

The research house said that as at March 31, RWS had already awarded about S$4.67bil worth of works out of the S$6.59bil project cost.

“Installation of various fun equipment in Universal Studios has begun while testing and commissioning is scheduled to begin in October,” it noted.

Analysts expect RWS to gain from “first-mover” advantage should it open its integrated resort ahead of MBS, noting that Singapore residents are required by the government to pay an entrance fee of S$100 per day or S$2,000 per year to the casino.

The annual pass is exclusive to one casino only, so the first integrated resort to open will have the advantage of locking in Singaporean patrons early, according to HwangDBS Vickers Research.

An analyst with a foreign brokerage said RWS was very likely to open in early first quarter next year and lock in more local and foreign casino patrons, especially those from China, during the Chinese New Year festive season.

“Whoever opens first will get the first batch of patrons to sign up to be its customer for one year, as seasoned punters will likely sign up for the annual passes,” he told StarBiz.

“Normally, people will get excited with something new but after a while, they will go for what they really want,” he added.

RWS is ready for the opening in the first quarter next year as everything, including construction, is on track while funding for the project is intact, according to the analyst.

“RWS would submit its application for casino licence in this quarter (third quarter).

“Probably it can get the approval before the fourth quarter this year if everything goes smoothly,” he continued.

Another analyst, who declined to be named, agreed that RWS would get first-mover advantage if it opened first, but it would be just an initial gain.

She said RWS had a different target market from MBS, noting that “RWS would attract more family persons with its theme park facilities.”

Resorts World at Sentosa Pte Ltd is the developer of a 49ha integrated resort on Singapore’s Sentosa island.

The company will own and operate all key attractions at the resort, which houses six hotels, a casino, Universal Studios Singapore, The Marine Life Park, the Maritime Experiential Museum and the Equarius Water Park.

Resorts World at Sentosa is a wholly-owned subsidiary of Genting Singapore, a leisure and gaming company listed on the main board of the Singapore Exchange.

Genting Bhd owns a direct stake of 54.4% in Genting Singapore.

CPO price likely to be lower than RM2,000 rest of the year

PETALING JAYA: Crude palm oil (CPO) prices might have peaked two months ago and are likely to head lower for the rest of the year on weak industry fundamentals, analysts say.

“The market had turned bearish on CPO,’’ said Jeffary Ivan Rosario, a commodity trader at Sunny Futures Sdn Bhd in Kuala Lumpur. “We don’t see strong support for CPO even at these levels.’’

The most active CPO futures contract of Bursa Derivatives, the global benchmark for the vegetable oil, tumbled as much as 4.2% yesterday to a low of RM1,983 a tonne – a level not seen since March 31 – after soyoil price in the United States fell to a three-month low overnight.

The CPO futures contract for September delivery settled down RM67 at RM2,002 a tonne yesterday.

“We expect crude palm oil prices to trend lower in the second half of the year,’’ a plantation analyst at a local brokerage firm said.

He predicted CPO prices would average at RM2,050 a tonne in the third quarter and decline further to RM1,800 per tonne in the last three months of the year.

The benchmark CPO futures contract on Bursa Derivatives averaged RM2,190 per tonne during the first half of the year.

Sentiment in the edible oil market had turned negative over the past weeks, as speculators liquidated their positions on worries that supply might increase faster than demand in the coming months.

“Further weakening (for CPO) could not be ruled out, which may last until next year if demand does not pick up sufficiently to absorb the incremental supply,’’ OSK Research said in a noted dated July 7.

CPO plunged 28% from its recent peak of RM2,789 per tonne achieved on May 13. Some analysts considered the fall of more than 20% from the high as a sign that it was in a bear market.

Rival soyoil in Chicago was down 19% at US$723 per tonne yesterday compared with its recent high in early June.

Soyoil and palm oil are the top two most consumed edible oils in the world and prices of the commodities often move in tandem although palm oil traditionally trades at a discount to soyoil.

A poll by Reuters showed that the market expected local palm oil inventory to increase 4.6% in June as production outpaced exports ahead of official release by the Malaysian Palm Oil Board scheduled for tomorrow.

Palm oil stockpile in Malaysia rose for the first time in six months in May after output surged 8.5% – the biggest month-on-month increase in a year.

CPO production from Indonesia and Malaysia, the top two palm oil-producing countries that account for 90% of the world’s supplies, was projected to reach a record high this year, government figures showed.

This was despite lingering concerns about an abnormal weather pattern known as El Nino, which threatened to wreak havoc in the agricultural sector worldwide this year.

Marina Bay Sands' opening delayed to early 2010

SINGAPORE: Singapore's Marina Bay Sands integrated resort, originally slotted to welcome its first visitors by the end of this year, has pushed back its opening to the beginning of 2010.

Developer Las Vegas Sands said this is due to the complicated construction of the integrated resort's SkyPark situated at the top of its 55-storey-high hotel.

Half the facilities including the casino, half the retail and dining outlets and the first 20 storeys of each of the three hotel towers will open early next year for its initial phase. The other half will be operational two to three months later.

The SkyPark is a 340-metre rooftop strip housing three swimming pools and gardens for 3,900 people. Construction of the SkyPark's foundation will start in August.

Marina Bay Sands is Singapore's first casino project to be awarded, in 2006. As well as gaming, the complex will include hotel, convention, luxury retail and performing arts facilities.

A second casino, Resorts World at Sentosa, is scheduled to open in phases also starting early 2010 and will feature the world's biggest oceanarium with 700,000 fish and a Universal Studios theme park.

Singapore in 2005 gave the approval for casinos to be developed in a bid to draw more visitors to the city-state, whose main attractions are shopping, dining, night life and animal parks.
